Our main focus is to provide a comparable home to the liking of each individual client, be it for a vacation home of one week to one month, or a long term home. Our goal is to provide you the very best vacation home or permanent residence in Carmel-by-the-Sea and its surrounding areas.

Our quality control standards are high and we always want to give you our personal best. Our goal is to deliver the right and appropriate home for your visit or for your residence. Your satisfaction is of paramount importance to us.

Below is a detailed list of the services we offer:

Short-Term Rental

• Weekly indoor and outdoor inspection (when not occupied) and supervision of the gardener.
• Engage any trades people necessary to the well being of the property.
• Be listed as emergency contact with any security services engaged by the owner.
• Arrange for maid service when necessary at owner’s request.
• Upon owner’s request any reasonable services needed to prepare for owner’s convenience upon arrival and departure.
• Gas, electric, and telephone bills are all paid through the office.
• Our fee is calculated at 20% of the gross rent received.

Long-Term Rental

• Inspect and supervise the property when needed before and after tenants.
• Advertise for prospective tenants.
• Obtain, and review the tenant’s application and credit report.
• Listed as an emergency contact.
• Provide reputable vendors for the maintenance of the property.
• There are no set-up fees for new tenancies.
• We recommend a year lease for property.
• Our management fee is 10% of the monthly lease.
• Our leasing service fee is 6% of the total rent for the year, if we do not give full management.
